If you are purchasing a property, getting ready for settlement can often be a stressful time for you. Along with the fact that you have to physically organize your move by getting boxes, packing, finding a moving company, calling utility companies, etc., the task of making sure all of your information is in order for your lender to approve your loan and get you to settlement on time can be a bit overwhelming. That's why we have put together this list of items to help ease your concerns. Our intent is to assist you  in any way that we can, so that by the time you get to the settlement table, you'll be relaxed, prepared and be reassured that there are no loose ends. The purchase of your new home should be an exciting and joyous experience and here at BridgeviewTitle, we want you to know that you can place your full confidence in us!

Prior to settlement you should make sure that you provide us, as your title company, information that we need in order to efficiently process your transaction. What to bring to settlement:

Certified funds: We will schedule your settlement with your loan company and arrange all the necessary paper work to be delivered to our office prior to settlement.  However, we sometimes don't receive the documentation until moments before the settlement is supposed to take place.  Because of this, it is sometimes difficult for us to be able to provide you with the exact  dollar amount that you will need to bring to closing.  If this occurs the we suggest that you obtain certified funds for closing in an amount of at least what was provided in the Good Faith Estimate given to you by your lender. 

Due to the banking laws and practices, we must receive all settlement funds in the form of certified funds or as a wire directly from your bank account into ours.  If the amount of your certified check or wire is more than what your actual settlement charges are, then we will refund the difference to you at settlement.  If the amount is greater than the actual charges, then we can accept a personal check for the difference as long as it does not exceed $1,000.00. Certified checks can be made payable either to Bridgeview Title OR to yourself and then you would sign it over to us at the settlement table.

Photo Identification:  Please make sure you bring government issued photo identification, such as your driver's license or passport.  Some of the lender's require a secondary form of ID and your social security card, military ID, voter's registration, etc. are acceptable.

Lender conditions:    Your lender may have already required your homeowners policy to be sent to them prior to releasing documentation to us.  However, please make sure you have a copy of the evidence of coverage and a paid receipt to the settlement.  They may also have require you to bring additional items such as termite, well or septic reports, gift funds letter, letters of explanation, etc. in order to satisfy conditions of your loan. Please be sure to bring originals or copies of these items if you do not have the originals.
