Bridgeview Title wants you to know that we will do everything possible to ensure a smooth and hassle free closing.  Our services to you as a seller include a full examination of your title to determine liens that are against the property which are to be paid in full at settlement.  Liens include mortgages or deeds of trust, equity lines, financing statements and any other personal liens and tax liens.  If you are able to provide us with a copy of your owner's title insurance policy from you purchase transaction, it would assist us in clearing up any potential unreleased trust issues.  Also, the buyer may be eligible for a discount or 'reissue' rate on the title insurance premium for their purchase of their owner's title insurance policy.

Prior to settlement, please fill out the attached form and return it to us either by fax or mail.  The information we require allows us to obtain payoff information from your lender, prepare a power of attorney if needed and provide us with any other pertinent information needed to ensure that your deed and other documents are prepared correctly for closing.  Please click one of the links below to either print the form to fill out and fax back to us, or to fill out the information on line as soon as possible to prevent any delays in settlement:

Make sure that all persons named in the deed are present at settlement and bring valid photo identification with them. Please bring all keys to the property with you to closing, including garage door openers.  Do not cancel your homeowner's insurance policy until after settlement is complete. 

Be aware that as of October 1, 2003 a withholding statute went into effect in the State of Maryland that affects out of state individuals and out of state resident entities who are selling a property owned in the state of Maryland.  The withholding amount is to be collected on the HUD-1 Settlement statement and remitted to the State by the title companies to the Clerk of the Court along with the Deed to be recorded.
